At the core of our operating philosophy is an emphasis on teamwork. Each asset under our management has an assigned owner team comprised of representatives from each service area. Those service areas include management, accounting, administration and the local leasing agent, if appropriate. The property managers act as the quarterbacks for the team by setting the schedule and task list and managing the budget. The assigned team assists the owners in making educated decisions regarding their asset.

Our customized customer relationship management program assists us in managing the communications and relationships with our tenants and clients. This program connects and manages the communications with our tenant database and e-mail system to enable a simple way to communicate with clients. We manage and enforce the terms and conditions of the lease documents for our clients. We ensure that both the landlord and the tenant abide by all the terms and conditions. Part of our overall responsibility in managing commercial property is contract administration for all of the services provided to the property. We also work with owners to create a long-term capital improvement plan and budget. Once the plan and budget are approved, we administer all contracts, budgets and schedules, keeping clients informed at each step. One goal is a capital improvement plan that preserves the life of the asset, meets the needs of the tenants, and is affordable to the property owner. With the size of the portfolio that we oversee, we are familiar with all types of capital improvements. This experience puts us in a good position to provide our clients numerous options when looking at improvements to their properties.
