BOISE Q1 2019 RETAIL MARKETBEAT

Boise Retail Report Q1 2019

First quarter retail activity in the Boise MSA displayed negative net
absorption. The overall vacancy rate increased to 8.29% and
average asking rents rose slightly to $15.24, on a per square foot
per year ($psf/yr) NNN basis. Retail leasing activity was
approximately 280,000 s.f., with the most activity occurring in the
West Boise submarket. Freestanding vacancy rates remain low, as
new inventory for stand-alone buildings are typically built-to-suit.
Mid to big-box retail spaces are at high vacancy and average
rental rates are relatively low. Average actual cap rates for Q1
2019 retail investment properties is around 7%
