While experienced commercial real estate professionals have been expecting an economic correction in Idaho for some time, nobody could have predicted a pandemic to finally affect our economic growth. Idaho is fortunate in that it had very strong fundamentals before the impacts of the pandemic were felt and experts predict a quick rebound once businesses are allowed to reopen. A potential silver lining for the Idaho economy may include a reduction in construction costs which while at their peak, have been pushing rents close to $40 psf NNN. Unfortunately, some retail tenants may not be able to weather the storm creating new vacancies in the 3rd quarter altering the supply in the retail market. We anticipate demand will remain consistent during the reopening of the economy.
