Cushman & Wakefield’s Niche Assets: Student Housing

Savvy investors blend their portfolios with niche assets, like Student Housing, with traditional property types. Generation Z, larger in number and enrolling in college at even higher rates than millennials, will drive high levels of enrollment at U.S. college and universities, and by extension, demand for student accommodation.

Institutional investors should consider the following when adding Student Housing to portfolios:

  • Build institutional knowledge through partnerships or acquiring it through platform plays due to operational challenges in this sector 
  • Focus on the larger university markets and urban areas for appropriate scale and higher liquidity
  • Walkable or “pedestrian” student housing properties are in high demand, driving valuation and liquidity premiums
  • Amenity inflation has been rampant in recent years, but investors should be cautious of this strategy as these properties would likely see rental rate pressure in a downturn
