Year-End 2020 Bakersfield Industrial Marketbeat

Supply of available space remained tight throughout 2020—just as it has for the previous three years. We ended 2020 at 2.3%, down from 2019’s 2.6%, which was down from 2018’s 3.1%. 2017 was the last year it was above 5%—at 5.1%.

Average rent increased 51% to $0.62 psf ($0.41 in 2019, $0.54 in 2018), and leased space averaged 15,788sf in size (22,433sf in 2019, 14,952sf in 2018). Average sale prices increased a whopping 89%, from $62.30 psf in 2019 to $117.91 psf in 2020, and the average sized sale shrunk to 18,193sf in 2020 v. 29,649sf in 2019.
